The Belsay project introduces a collection of nine new homes—detached, semi-detached and terraced—designed in close collaboration with Countylife Homes. The development employs a highly insulated timber frame structure while the external envelope is finished in a sympathetic mix of cut and random stone, under natural slate roofs. Traditional cottage-style windows and material choices ensure the buildings resonate with the local vernacular architecture of Belsay. MWE Architects

Spatially, each dwelling is composed to afford efficient internal layouts, maximise natural daylight and create strong connections to private garden spaces. Careful attention is given to transitions between public and private zones: thoughtful boundary treatments, subtle steps and porches help mediate between street frontage and domestic privacy. Open plan living spaces, well-proportioned rooms and consistent detailing apply a contemporary standard of comfort while maintaining clarity in the architectural language.

The broader site strategy supports context and continuity. The positioning of houses preserves sightlines and existing topography, while landscape planting, tree buffers and native species integrate the development into its rural setting. Driveways and parking are discreetly located to reduce visual clutter, enabling the new housing to feel rooted and harmonious, rather than intrusive.
