Currently at the planning stage, this project proposes the redevelopment of a former brickworks into five high-quality family homes. The brownfield site, set within the North Pennines Area of Outstanding Natural Beauty, carries a strong industrial heritage. Our proposals aim to rejuvenate the redundant land by creating a carefully considered residential scheme that respects both the historic character of the brickworks and the distinctive rural setting.
The design draws inspiration from the site’s agricultural and industrial past. Simple barn-like forms, pitched roofs and traditional proportions are combined with contemporary detailing to create a development that feels rooted in place. Reclaimed bricks from the site will be incorporated into feature chimneys and detailing, while natural stone, slate and bronze-toned elements establish a timeless and durable material palette.
Central to the proposals is the retention of the surviving brick chimney flue, which will become a focal point within the layout. The arrangement of dwellings follows the historic grain of the site, creating a loose courtyard that acknowledges the spatial pattern of the former brickworks. Orientation and glazing have been carefully considered to maximise daylight, views and connections to the landscape, while also ensuring privacy between homes.
The development will deliver significant environmental benefits, adopting a “fabric first” approach to energy performance and making use of low-waste, locally sourced materials. Each home is designed with modern living in mind, offering spacious interiors, strong links to outdoor space, and integrated sustainable technologies such as EV charging. Together, the proposals transform a disused industrial site into a sensitive, sustainable and high-quality residential environment.
